The Fantasy Vision

Does everyone remember this among the wonderful ads and brochures and how about the salespeople and what they told us. I hear such fantasies continue. So after watching and remembering, cry and then laugh at the truth that is being exposed.

And, if the above is not enough and you need elevated blood pressure, here is the project's brochure.

Many posts are still issues and need to be read once again. At this main hub of postings watch for new posts and updates. Please get involved by spreading the word as to the issues here. We must document all that is taking place. Many documents need retrieval and assistance is needed in getting them scanned and posted.

LRT, MRT and now SCRT

LRT, MRT and now SCRT

But what do these stand for?  The first two are the Light Rail Transit and Manila Metro Rail Transit for getting around the National Capital Region.  SCRT is yet something else.  Soho Central Rotten Transit as it is in action not words in ads and any description of the building seems to mean paying and not getting and then to rub salt in wounds for wasting time.  I would estimate that anyone using the elevators for leaving and returning waste about 40 minutes to 1 hour each day.  We now have proper lines like the LRT and MRT and time will tell if we get turnstyles in the lobby.

Oh, maybe we can get those arrows painted on the floor so that those getting off are not faced with oncoming passengers refusing to get out of the way in a polite manner for those exiting.  I would not expect we get proper air circulation like the LRT and MRT.

China's but when Philippines'?

China's but when Philippines'?

Sorry to say but the bubble may be coming to the Philippines.  It is being talked about among investors.  There are differences but many issues that are ignored as in China.

60 Minutes' Lesley Stahl stated in the report below, "Here's a number I saw. A typical apartment in Shanghai costs about 45 times the average resident's annual salary."  I was told the average resident's salary in the Philippines is ₱150,000.  An average new overpriced condo in Metro Manila can be ₱6,000,000 which is 40 times the average salary.

China's real estate bubble

China's economy has become the second largest in the world, but its rapid growth may have created the largest housing bubble in history

Elevators or Amusement Park Ride?

Elevators or Amusement Park Ride?

It would seem that rush hours' return to the building which would start at 5PM is also witness to a new development in the decline and fall of Soho Central Condominium.  Just when you thought you saw all there was to see more ____ is to be experienced.

Lines are now formed for entering the elevators another resident dubbed the Tower of Terror.  I was leaving with a resident and did not experience the lines.  Are tickets to be gotten from the front desk for the ride and line?  I assume they are on a First-Come, First-Served Basis with standing room only with no refund from the developer or compensation from the builder.

Will all tenants much less Unit Owners stand this situation?  Will all tenants and potential renters leave and stay away from Soho Central?

Have plans been made to purchase line barrier ropes?

ONLY TWO ELEVATORS FUNCTIONING

ONLY TWO ELEVATORS FUNCTIONING

Yes, only two elevators since a third that was operating for too long after the bumpy rides was finally taken offline.  Many words have been written and spoken about this continuing disaster.  Action is and has been needed for years.  We purchased units with six (6) elevators in the residential areas.  What happened before and after turnover?  All parties that had a hand in these elevators must answer.

Quick comments from a broker

Quick comments from a broker

A broker visiting a relative had some brief comments about the building.

The halls smelled.  I can think of four reasons since cooking was not involved.  1)  Outside odors which can be a problem from time to time.  2)  Washing of the floors is needed.  3)  Grease traps are not cleaned in some units and the odor enters the hallways.  Having cleaned the grease traps, I have sensed this odor from time to time in some halls.  4)  Out gassing from the drains.  There has never been a full and complete explanation and guidance as far as regularly running water down the drains if not a full-time resident.  The floor drain in the bathroom also needs special attention by full-time residents, too.

Elevator flooring.  I have written about the sad condition of the elevators and the backwards works being done.  The flooring was also written about as far as its history.  Go to other buildings reflecting on what we got from Meridien/Century Properties.

Lobby uninviting.  Yes, I believe a large part of this is the lack of seating.  I had posted photos of the bench seating that was taken away.

Amenities.  The Resident's Lounge is not a resident's lounge.  True, there is a large table and it is often used for Board meetings we are not allowed to witness and other staff meetings.

What was the developer/builder doing?

What was the developer/builder doing?

Yes, there are so many things to point to when answering this question.  What was the developer/builder doing when the building was being built?  Was anyone paying attention?

Of course, there are the larger issues such as the elevators.  Will they ever be completely installed and safe and inspected?  Then there are the little things.  I know others have had the towel racks loosen since regular screws were placed directly into dry wall.  Where were those that know how to build?  Then we encountered the defective faucet which corroded, the exhaust fans with pipes that are completely open in the horizontal shafts above the balconies, the flooring not properly installed with brokers saying they will settle in time, etc.

One more small thing has taken place which others have had to deal with, the flexible pipe under the kitchen sink.  We had one replaced due to it falling from the connection under the sink drain.  But, the connection to the grease trap was a problem.  It was a poorly and strangely done job according to the person who replaced it.

Will the developer/builder be willing to go throughout the building to see all these problems?  If not, plenty of time to report on all these here at the blog.

How is the elevator coming along?  Many more photos are coming.
