ELEVATOR NIGHTMARE


Once?  No. Multiple again, another problem.  The elevator buttons do not work and a call needs to be made so that an elevator will arrive at your floor.

The elevators are an unmitigated disaster.  This sickening condition with elevators not fully functioning is just outrageous.  Those responsible for these atrocious elevators need to finally finish installing and repairing the elevators so they may be fully inspected and certified.  That certification will place responsibility on those inspecting that they have finally been mechanically working as an elevator is expected to and that they are safe.

In addition, the awful repair work that was done on the entrances of the two elevators that were dismantled need to be fully restored.  Anyone who wants to inspect these from outside the building, just contact us and we will show you the condition.

The article has a copy of the Condominium Act for those that want to read it.  Heck, I cannot even get all Unit Owners to read the Master Deed and By-Laws.  After all, they only spent millions of pesos why should they know anything.  Sorry, just frustrated with the lack of concern and effort by so many.

What type of planning


What was the planning that went into this building?  We have now had a fan replaced as we have learned all units will need done sooner rather than later.  We also were told that not all the fans in all the units are the same size in the bathrooms.  So measure before you purchase.

We would also strongly suggest that you replace the dual switch for both light and fan in the bathroom with a switch separating the light from the fan.  This will require an additional wire since the developers/builder did not do this for their buyers.

Soon all plugs will be grounded plugs in one unit, too.

Seems as if when buying the purchase price is not the complete purchase price.  We will always be glad to tell of our disgust which only grows.

Oh, the elevators are still a mess and the intercom at least on the 21st floor has not worked for weeks.  So many issues, so many problems and no relief in sight.

Does anyone have more information on the upper floor elevators being reserved for the "71 Gramercy" restobar on the weekends?  How do the resident Unit Owners feel about what they paid for their units versus the exclusive use of the elevators for party goers of the restobar?  How much are the association dues?

I was just told that there is a mosquito problem in the lobby and at least on the 35th Floor.  The question is what is attracting the mosquitoes?  The horse?  The planted wall?

I need to remember my mosquito repellent next time I visit.

We had several of ours replaced with grounded plugs with more still needed to be replaced.  It seems there were grounding wires in the outlets.

I wonder how many centavos were saved not installing grounded plug outlets?  How much did we pay for the units?

Oh, the switch in the bathroom was going to be replaced until it was shown to have only one set of wires.  Why?

We want to have the bathroom light and fan on two separate switches since one or the other may not be needed when in or out of the bathroom.  So the wiring job needs an additional servicing for the new switch.  Who planned this?

The odd and annoying just never ends.  Whose venture, development and building was Soho Central Condominium?

I had been told by a resident that someone told him that what I was saying about the elevators was not true and that they are getting better.  Better!!!  In what universe?

The elevators continue to be a disaster.  Who would even consider renting here until they are completely fixed, installed and inspected.

The following quote was made elsewhere with the issue told to a Unit Owner's representative late last year at the administration office:

"To all unit owners, please check the January 2015 Billing Statement. You may have been charged insurance twice. The January Billing Statement may have a charge written as "INS - INSURANCE 1st Installment (October 29, 2014 - October 29, 2015)". Compare this to the December 2014 Billing Statement written as "INS - INSURANCE 1st Installment (October 29, 2014 - October 29, 2015)". Inform Soho Central Administration of this mistake. Thank you."

I have heard numerous people talk about the tiles in condominiums and their becoming loose on floors.  Yes, this is a problem seemingly everywhere.  A general contractor I knew said the problem seems to be that it is not being done correctly anywhere from what he saw.  One main problem is that the wrong trowel is used thereby not making furrows for proper adhesion.  There are many websites with instructions to show those doing such work to make sure that the tiles are properly set.

Sadly, condo unit prices may fall slightly in Greenfield District due to the jeepneys now situated on Shaw Boulevard which were on United Avenue one block to the south.  The only nearby convenient crossing to ShangriLa Plaza mall has become a crowded and difficult area to which to cross for shopping and going to the supermarket.  When renters are fully aware of this additional burden they will look elsewhere along with potential buyers of condominium units.  The chains and lines created are not working and crossing with bags and packages is not easily made and may not be safe.

It is assumed that a management contract was established in 2009 the year of turnover.  Since documents and records of the condominium corporation are not always available, the date of the contract is unknown.  Unless a new management contract is established according to the Philippine corporate code, is it to be assumed that no contract exists and Soho Central will be without a management operating under contract?

Was there a vote I am unaware of?  How is it that a contract is longer than five years given the Philippine Corporate Code Title IV Section 44?

Power to enter into management contract. — No corporation shall conclude a management contract with another corporation unless such contract shall have been approved by the board of directors and by stockholders owning at least the majority of the outstanding capital stock, or by at least a majority of the members in the case of a non-stock corporation, of both the managing and the managed corporation, at a meeting duly called for the purpose: Provided, That (1) where a stockholder or stockholders representing the same interest of both the managing and the managed corporations own or control more than one-third (1/3) of the total outstanding capital stock entitled to vote of the managing corporation; or (2) where a majority of the members of the board of directors of the managing corporation also constitute a majority of the members of the board of directors of the managed corporation, then the management contract must be approved by the stockholders of the managed corporation owning at least two-thirds (2/3) of the total outstanding capital stock entitled to vote, or by at least two-thirds (2/3) of the members in the case of a non-stock corporation. No management contract shall be entered into for a period longer than five years for any one term.

The provisions of the next preceding paragraph shall apply to any contract whereby a corporation undertakes to manage or operate all or substantially all of the business of another corporation, whether such contracts are called service contracts, operating agreements or otherwise: Provided, however, That such service contracts or operating agreements which relate to the exploration, development, exploitation or utilization of natural resources may be entered into for such periods as may be provided by the pertinent laws or regulations.
