Does everyone remember this among the wonderful ads and brochures and how about the salespeople and what they told us. I hear such fantasies continue. So after watching and remembering, cry and then laugh at the truth that is being exposed.

The attached is a basic Proxy form with what is required in the By-Laws but nothing that gives power to those other than the proxy or contradicts the By-Laws.  There is also a basic Representation form as required for those units with more than one owner.  You may make adjustments as needed and please make any suggestions as for changes.

When filling this out make sure to keep a copy that has been stamped & acknowledged received or request a confirmation if emailing.

The Annual Meeting will take place on Friday, August 26 for the 2016 Annual Meeting as called for in the Soho Central Condominium Corporation's By-Laws.

By-Laws of Soho Central Condominium Corporation - Meetings of Members
"Section 5. Annual Meeting. -The annual meeting of the members of the corporation for the election of directors/trustees and such other matters pertaining to the corporation shall be held at the principal office of the corporation at Mandaluyong City, Philippines or at such other place that the Board may determine, on the Last Friday of August of each year. Should a scheduled meeting be a legal holiday, the annual meeting shall be held on the next succeeding business day at the same place and time."

"Section 8. Proxy. – Any member or representative as defined in Section 4 hereof, may be represented by a proxy in all the meetings of the members of the corporation. The proxy must be in writing, designating the representative by name, signed by the member or the representative and duly presented to the Secretary for inspection and recording before the opening of the meeting.

Proxies shall be valid only either for the next annual or special meeting after the execution of the proxy or any adjournment thereof. The presence of the member at the meeting shall revoke the proxy heretofore executed by him and such member shall be entitled to vote at such meeting in the same manner and with the same effect as if he had not executed a proxy."

So besides the proxy to submit in writing as instructed above for those not attending, where there is joint ownership have a written statement signed by all the particular Unit Owners submitted to the corporation’s Secretary via the Soho Central Condominium Corporation Administration office in the building if prior to the meeting for representation as stated below.

"Section 4Representation. – In cases where a unit is owned in common by two or more persons, they shall determine one (1) from among themselves, who shall represent them in the corporation. Except for the purpose of liquidation in case of dissolution, the representative designated shall be considered as members representing the unit for all purposes, in all matters related to the corporation, including service of notice of assessment and meetings, grant of proxies, voting on any matter, and the like. In cases of corporation, trust, or partnership, its authorized officers shall designate who should represent it in the corporation. In all the foregoing instances, the person duly designated (as) representative must be registered with the corporation by filing a written designation with the Secretary of the Corporation."

Special meetings of stockholders or members shall be held at any time deemed necessary or as provided in the by-laws: Provided, however, That at least one (1) week written notice shall be sent to all stockholders or members, unless otherwise provided in the by-laws. 

Notice of any meeting may be waived, expressly or impliedly, by any stockholder or member. 

Whenever, for any cause, there is no person authorized to call a meeting, the Securities and Exchange Commission, upon petition of a stockholder or member on a showing of good cause therefor, may issue an order to the petitioning stockholder or member directing him to call a meeting of the corporation by giving proper notice required by this Code or by the by-laws. The petitioning stockholder or member shall preside thereat until at least a majority of the stockholders or members present have chosen one of their number as presiding officer. (24, 26)

This is another button seen today that is taped.  PE1 is either running on manual or out of order and PE2 is out of order.  In the Service Elevator at around the 12th floor when going up is a clank sound as if something is being hit.  I would also not give the elevator a perfect score for the doors opening and closing.

Now I remember what the incessant ringing in the elevators reminded me of.

These were taken on the 21st floor in the early afternoon. You notice that the bottom buttons are not lit after they were pushed. One is for the Service Elevator which has not worked for a long time and the other is the button next to PE3.

The elevator had several people in it going down when it stopped at the 12th floor but no one was there to get on. The two sides of the door then closed but only went halfway before stopping with a bang sound. This automatic attempt took place four times before they fully closed then the high pitched noise was made and the elevator proceeded to the 4th then ground floors. This incident took place at around 1:30PM.

A Boil?

A Boil?


Yes, besides Passenger Elevator 2 being out of order and PE1 either out of order or on manual, there is another button suffering.  Given the amount of gauze, I think it might be a boil.  I do hope they are using proper bandages and apply a cream to ease the pain.

Elevators:  Passenger Elevator 2 was out when we entered the building at around 7:30PM and then PE3 opened and was put out of service then we were directed to PE4.  

For those not here, this is the norm seeing which elevators are on or off and which buttons are taped and which are not running well such as a bumpy feeling or doors not opening & closing well and which do not have the bing sound when arriving at your floor and ... well you get the picture.

Yes, you have the right to complain about the noise in the repair of the elevators.  Let me state this again, "YOU HAVE THE RIGHT TO COMPLAIN ABOUT THE NOISE IN THE REPAIR OF THE ELEVATORS."  File complaints.  Why?  This situation should have never taken place to begin with.  This is an outrageous problem for all those Unit Owners who have been here from turnover in 2009 and for those that bought into the various problems this building continues to suffer from since that time.

Yesterday, I saw at least two elevators out of service at any given time.  So keep repairing the flawed elevators.

I have seen a variety of tape species:  duck (duct) tape, white tape and black electrical tape.  But what may be needed are Band-Aids®.  Band-Aids® may help to heal the buttons since nothing else seems to work.

The taping continues in elevators which are still not running as they should have been since turnover in 2009.  What was this building supposed to come with as far as elevators on the day of turnover?  Now after years of fixing, they still have various problems.  This was in one elevator last night.  Again the taped buttons keep changing from elevator to elevator.

Oh, that bumpy feeling on passenger elevator 3 was still there yesterday.  What is that all about?

Will this building ever have fully functioning elevators that are all fully approved?  Additionally, the restored entrances are awful and need to be fixed.

Lesson:  Just because an elevator was running on manual and was switched to automatic does not mean it will actually go anywhere when the door closes as we experienced this afternoon at ~12:30.  After the door closed and being surprised on being in the elevator with no one at the helm, we questioned whether the ride was so unbelievably smooth as to have no sensation of movement or that it was going no where very slowly.  

So after a chuckle, the open door button was pressed and the door actually opened at the lobby where we entered.  No, it did not even go to an alternate universe.

Well, the Master Deed states the facts quite clearly as well as the land title.

Yes, this is way off the usual topics but I thought I would post this and ask for other stories I had just heard about from a long-term resident. 

We were told last night that a blessing of the 10th floor had taken place in the past to rid it of a spirit. Most spirits as discussed in writings on the topic are not harmful but lost and wandering without direction to move on. He also told us of a story about a someone that had died on the property during initial construction. Has anyone heard about this?

Well, a friend of ours a few years ago said that he felt a presence and the spirit appeared as a black image but nothing bad happened on the 21st floor. Now I have to admit that out of the corner of my eye I have seen a dark brownish image in the hallway and not just once but there was no maliciousness felt.

Look at elevator entrances on each floor and see the work done.  If the elevator entrances were done properly as sold and turned over in 2009, why could they not be properly restored now?  There are also photos on unrelated elevator problems.  

Moulding separation.


Crack in wall near utility room.


Missing fire extinguisher.


This is just more of the rotten restoration work.  Again, if the entrances were done properly the first time, no reason the same cannot be done now.  The question is why is this not taking place?
